Dallas-Fort Worth DSCR Loan FAQ

TL;DR: Most Dallas-Fort Worth rentals can be financed with a business-purpose DSCR loan if nobody in your family lives there and the rent covers the full payment, including any MUD or PID charges. Most DFW investors qualify on long-term rent because of Dallas and Fort Worth STR rules. The questions below cover qualifying, taxes, STRs, deal types and how we work as a broker.

Qualifying for a DFW DSCR loan

Can I get a DSCR loan on a Dallas or Fort Worth rental?

Yes, for business-purpose rentals you don't live in. Lenders compare the lease or appraiser's market rent with the full payment: principal, interest, property taxes (including any MUD or PID charges), insurance and HOA dues. Credit, reserves and the appraised value also count. Personal tax returns usually aren't how you qualify.

What DSCR do I need for a rental in DFW?

It depends on the program. Many programs look for rent at or above the full payment (a DSCR of 1.00 or more), and some consider lower ratios with more reserves or a larger down payment. A stronger ratio usually opens more choices. See DFW DSCR math, worked examples.

Can I get a DSCR loan in an LLC in Texas?

Often, yes. Many DSCR programs allow closing in an LLC or other entity, usually with a personal guarantee. Have the articles of organization, operating agreement and EIN letter ready, and tell us how you plan to hold title.

Do I need tax returns or W-2s for a DFW DSCR loan?

Usually not to qualify. DSCR programs size the loan on the property’s rent. Lenders still check credit, reserves and identity, and you sign business-purpose and occupancy statements.

Can a first-time investor get a DSCR loan in Dallas-Fort Worth?

Some programs work with first-time investors, sometimes with added requirements such as more reserves. Tell us your experience when you send the scenario so we can match programs.

Taxes, MUDs and PIDs

How do MUD and PID taxes affect a DFW rental’s DSCR?

MUD taxes and PID assessments are charged on top of city, county and school taxes and are part of the property’s carrying cost. Lenders count them in the payment, so a higher total tax bill means a lower DSCR. Read the MUD and PID guide.

How do I know if a DFW house is in a MUD or PID?

Ask for the seller's notices. Texas Water Code § 49.452 requires a notice for MUDs and other water districts, and Texas Property Code § 5.014 requires one for PIDs. You can also check the tax statement and the appraisal district's list of taxing units for the parcel.

Why are the taxes higher than the listing showed?

If the seller lived in the home, the bill may include a homestead exemption and other benefits that do not transfer to an investor. Lenders estimate taxes without them. A new home’s first bill may also reflect only the land.

Short-term rentals in DFW

Are short-term rentals allowed in Dallas and Fort Worth?

In Dallas, the 2023 STR ordinances are blocked by a temporary injunction while the city's appeal is at the Texas Supreme Court. Ordinary nuisance, noise and property-standards rules still apply. Fort Worth's code doesn't allow short-term home rentals in residential zoning districts. Most DFW investors underwrite on long-term rent.

Can I use short-term rental income to qualify in DFW?

Only with programs that count STR income, and only where the use is clearly allowed by the city, the zoning and the HOA. In most DFW neighborhoods, investors size the loan on long-term rent. See STR vs long-term rental DSCR in DFW.

Is Airbnb income usable on a house in Fort Worth's residential neighborhoods?

Generally, no. Fort Worth's zoning code doesn't permit short-term home rentals in residential districts, though some mixed-use, form-based, commercial and industrial districts allow them with registration. Underwrite a Fort Worth neighborhood home on long-term rent.

Property types and deal types

Can I buy a new-construction DFW home as a rental with a DSCR loan?

Often, yes. The lender uses the appraiser’s market rent, estimates taxes on the finished home, and closes once there is a certificate of occupancy. Confirm which builder incentives apply to an investor using outside financing. See new-build rental loans.

Can I refinance my DFW flip into a long-term rental loan?

Usually, once the renovation is finished, the house is leased or ready to lease, and the lender's seasoning rules are met. Bring the renovation scope, invoices and any permits. The appraiser will compare the finished home with nearby sales and rents. See the BRRRR refinance page.

Can I take cash out of a DFW rental with a DSCR loan?

Yes, on business-purpose investment property, subject to each program’s seasoning rules. The new, larger payment still has to pass the DSCR test. See DFW cash-out refinance.

Do you finance duplexes and fourplexes in DFW?

Yes, 2–4 unit properties are common DSCR files. Each unit’s lease or market rent is added up and compared with the single payment for the building. For 5–10 units, see our sister site dscrloanstexas.net.

Will a past foundation repair stop my DSCR loan?

Not usually by itself. Bring the repair report and any transferable warranty. The DFW property-issue checklist lists what to gather.

Are you a lender?

No. Loan Daddy LLC is a mortgage broker, not a lender. We arrange and shop financing from wholesale lenders, and the lender you choose underwrites, approves and funds the loan.

Can I live in the property for part of the year?

No. We only arrange business-purpose loans on non-owner-occupied investment property. If you or a family member will live in the home at any time, this is not the right loan.
