Short-Term vs Long-Term Rental DSCR in Dallas-Fort Worth

TL;DR: In Dallas-Fort Worth, most DSCR rental loans are sized on long-term rent. Fort Worth does not allow short-term home rentals in residential districts, Dallas’s 2023 STR ordinances are tied up in litigation under a temporary injunction, and many HOAs ban short stays. An STR-based DSCR loan is possible only where the use is clearly allowed, and fewer programs offer it. Run the deal on long-term rent first.

Why DFW leans long-term

Fort Worth: the zoning code does not permit short-term home rentals in residential districts. Some mixed-use, form-based, commercial and industrial districts allow them with registration. A typical neighborhood house should be underwritten on long-term rent.

Dallas: two STR ordinances adopted in 2023 are blocked by a temporary injunction during the litigation, and the city’s petition is at the Texas Supreme Court (No. 25-0748). A lender relying on STR income wants confidence the use can continue, and that is hard to show while the courts decide.

Suburbs and HOAs: rules vary by city. Arlington limits STRs to a designated area. Many HOA declarations ban rentals under a minimum term regardless of city rules, and a covenant can block an STR plan even where the city allows it.

Run it both ways

Example with user-style inputs: a home with a full payment of $2,300 might average $2,900 a month as an STR where allowed, a DSCR of 1.26, or lease for $2,250, a DSCR of 0.98. If the deal only works as an STR, it depends on rules you do not control. If it works on long-term rent, STR income is upside where it is allowed. Try both in the calculator.

If you still want an STR in DFW

Pick a property where the use is clearly allowed: a district that permits it, a city that registers it, and an HOA that does not ban it. Get written confirmation of each, a policy that covers short-term use, and plan for a lender that counts STR income. Then send the scenario on the DFW scenario form and say so up front.
