Why a site just for Dallas-Fort Worth
A DSCR loan is simple on paper: rent divided by the payment. In the Metroplex, the payment is where deals go sideways. Property taxes are a large share of it, and the tax bill depends on the county appraisal district, the school district, whether the home is inside city limits, and whether it sits in a MUD or PID. Add Dallas and Fort Worth taking very different approaches to short-term rentals, clay soils that move foundations, and a hail season that shapes insurance, and a general rental-loan site leaves out most of what matters here.
So every page on this site is about one situation: a business-purpose investor buying, refinancing or holding a rental in Dallas-Fort Worth. For DSCR loans elsewhere in Texas, our Texas home site covers the state. For all DFW DSCR options, see dscrloanstexas.com.
How we work
- We are a broker. We arrange and shop financing from wholesale lenders. We do not make loans or credit decisions.
- Taxes first. We add up every taxing unit, MUD and PID included, before we compare programs.
- Investment property only. We arrange business-purpose loans on non-owner-occupied property. We do not arrange owner-occupied or consumer-purpose loans.
- Pricing on request. Pricing comes from wholesale lenders and changes. We compare current programs for your scenario.
- Plain answers. If a deal only works on a neighbor's lower tax bill or on STR income the rules will not allow, we say so early.
