Your DSCR
--
Enter the monthly rent, loan amount and a rate from your own quote. Taxes, insurance and HOA are optional but make the result realistic.
Which tax and rent numbers should I enter?
Use the full annual tax bill an investor will actually pay: every taxing unit on the statement, including city, county, school district and any MUD, plus any PID installment. If the seller lived in the home, remove their homestead exemption from your estimate. For a new build, estimate taxes on the finished home, not the land-only first bill. See MUD and PID taxes on DFW rentals.
For rent, use the signed lease or a conservative market rent from similar nearby homes that actually leased. Most DFW rentals are sized on long-term rent.
What the calculator leaves out
The DSCR formula uses principal, interest, taxes, insurance and HOA dues. It does not include vacancy, repairs, foundation or roof reserves, lawn care or management. Those affect your real cash flow, so budget them separately. The result is an estimate from your inputs, not a loan offer.
When the numbers look workable, send the scenario and we will check the tax bill and compare wholesale DSCR programs that fit.
