What kind of rental market is Dallas?
The City of Dallas is the anchor of the eastern half of the Metroplex. Most of the city sits in Dallas County, with smaller pieces in Collin, Denton, Rockwall and Kaufman counties, which means the appraisal district and the tax bill depend on exactly where the parcel is. Most Dallas rental purchases are resale homes in established neighborhoods rather than new subdivisions, and many were built decades ago.
That shapes how Dallas DSCR files look. Investors buy single-family homes in older neighborhoods, duplexes and small multifamily buildings in areas zoned for them, and condos and townhomes closer to the urban core. Many of these homes need updating, so Dallas is also a common place for the buy-renovate-rent-refinance pattern described on our BRRRR refinance page.
Rents vary widely from one neighborhood to the next, and a few blocks can change the comparable rentals an appraiser uses. Build your rent estimate from truly nearby, similar homes.
Can I count short-term rental income in Dallas?
Dallas adopted two short-term rental ordinances in 2023, including zoning limits on where STRs could operate in residential districts and a registration program. A temporary injunction has blocked enforcement during the litigation, and the city’s petition is at the Texas Supreme Court (No. 25-0748). General city codes on noise, nuisance and property standards still apply, and so do HOA covenants.
For a DSCR loan, that legal uncertainty matters. A program that counts short-term income wants confidence the use can continue. Most Dallas investors size the loan on long-term rent and treat any STR income as upside. If the deal only works as an STR, read STR vs long-term rental DSCR in DFW first, and check the city’s current status before you count on it.
Dallas taxes, registration and older-home issues
Taxes. Pull the Dallas Central Appraisal District record (or Collin or Denton CAD, if the parcel is in those counties) and the latest statement. Dallas proper has fewer MUDs than the newer suburbs, but always confirm the taxing units. If the seller lived in the home, the bill may include a homestead exemption you will lose as an investor.
Rental registration. Dallas runs a rental registration program through Code Compliance. Check whether your property type must register and budget for any inspection, since a code issue can delay leasing.
Historic and conservation districts. Several Dallas neighborhoods carry historic or conservation district rules that affect exterior renovations. Check before you plan a rehab that changes the front of the house.
Foundation and roof. Expansive clay soil makes foundation repair common in older Dallas homes. Bring repair reports and any transferable warranty, plus the roof age and hail claim history. Our DFW property-issue checklist lists what appraisers and insurers ask.
Small multifamily in Dallas
Duplexes, triplexes and fourplexes are common in some older Dallas neighborhoods. DSCR programs add up each unit’s lease or market rent and compare the total with one payment for the building. Expect closer review of the leases, the condition of each unit and the insurance. For 5–10 unit buildings, see our sister site dscrloanstexas.net.
A worked Dallas example
Example with user-style inputs: an older Dallas County three-bedroom leases for $2,100. Principal and interest from your own quote is $1,260, the investor tax estimate is $430 a month, and a landlord policy is $205. With no HOA, the full payment is $1,895 and the DSCR is 2,100 / 1,895 = 1.11.
Now suppose the seller had a homestead exemption and the listing showed $300 a month in taxes. Using that figure would have shown a DSCR of 1.19, a number that disappears once the home becomes a rental. Use the investor estimate from the start.
