DSCR Loans for McKinney Rental Properties

TL;DR: McKinney, the Collin County seat, combines older homes near its historic downtown with large newer subdivisions to the north and west, some inside MUDs or in the city’s extraterritorial jurisdiction. That makes the tax bill the first thing to check on a McKinney rental. Lenders use the lease or appraiser’s market rent against the full payment, and HOA leasing rules can be strict in newer communities.

Two McKinneys for investors

McKinney has a historic downtown square surrounded by older neighborhoods with a mix of early-twentieth-century homes and mid-century ranches. Around that core, the city has grown fast, with large master-planned communities and builder subdivisions extending north and west. Investors buy in both, and the DSCR questions differ.

Near the core: foundation, roof, permits, historic district rules and older systems. In the newer areas: special-district taxes, HOA leasing rules, and rent support where many similar homes are for lease.

MUDs, PIDs and the ETJ

Some of the newer communities associated with McKinney are inside the city, and some are in the extraterritorial jurisdiction (ETJ), where a MUD may provide water and sewer and levy its own tax. A McKinney mailing address does not tell you which taxing units apply. Read the seller’s MUD and PID notices, pull the Collin CAD record and the latest statement, and put every unit into the payment.

Example with user-style inputs: a rental leases for $2,400. Without a MUD, the full payment is $2,050 (DSCR 1.17). The same home inside a MUD with an extra $190 a month in taxes has a payment of $2,240 and a DSCR of 2,400 / 2,240 = 1.07.

Buying new in McKinney

If you buy a builder’s new home as a rental, plan around the land-only first tax bill, confirm which incentives apply to investors with outside financing, and check that the declaration allows leasing right away. See new-build rental loans and our new-construction rental guide.

Older homes and the historic district

McKinney has historic districts where exterior changes need approval. If you are renovating near the square, check the rules before you price the work. Older homes also bring foundation and roof questions; the DFW property-issue checklist lists the records to gather.

Rent support in fast-growing subdivisions

In parts of McKinney where builders are still delivering homes, several near-identical houses may be listed for rent at the same time. Appraisers look at what comparable homes actually leased for, and a crowd of competing listings can hold rents down. Check how long similar rentals stayed on the market, not just their asking rents.

Older homes near the historic core often have fewer direct comparables because each house is a little different. The appraiser may reach further for comparable rentals, so bring any lease history for the property.

Either way, set your DSCR on a rent you are confident the appraiser will support, then treat anything above it as cushion.

A worked McKinney new-build example

Example with user-style inputs: a new McKinney home bought from a builder is expected to lease for $2,550. Principal and interest from your own quote is $1,600, insurance is $190 and HOA is $65. The first tax bill, based mostly on the lot, works out to $170 a month. The finished-home estimate, including a MUD tax, is $760 a month.

On the first bill the DSCR looks like 2,550 / 2,025 = 1.26. On the finished-home estimate the payment is $2,615 and the DSCR is 0.98. The lender will use the realistic figure, and so should your offer.

Refinancing in McKinney

If you bought a new McKinney home a few years ago and it is now leased, a refinance will use today’s appraised value, today’s tax bill and the current lease. Values and taxes in fast-growing areas can both move, so recheck the ratio with current figures before you plan cash out. See DFW cash-out refinance.
