DSCR Loans for Frisco Rental Properties

TL;DR: Frisco has grown fast, so many rentals are newer homes, and some subdivisions carry a PID assessment or MUD tax on top of regular taxes. The city straddles Collin and Denton counties and several school districts, so the tax bill depends on exactly where the parcel is. Lenders size rent from the appraiser’s market rent when there is no lease, and HOA leasing rules can be strict.

Why Frisco files look different

Frisco is one of the faster-growing cities in the northern Metroplex, and its housing stock is newer on average than Dallas, Fort Worth or Plano. Investors buy resale homes that are only a few years old, and some buy brand-new homes directly from builders. Both can make solid rentals, but they bring a specific set of DSCR questions: special-district taxes, HOA leasing rules and rent support in neighborhoods where many similar homes are being leased.

Two counties, several school districts, many taxing units

Frisco straddles Collin and Denton counties, so the appraisal district depends on the parcel. The city is also served by more than one independent school district, and the school tax is a large share of most Texas tax bills. On top of that, some Frisco neighborhoods were financed with PIDs, and some areas in and near the city sit inside MUDs.

Do not estimate taxes from a neighbor’s bill or a city-wide average. Pull the statement for the specific parcel, list every unit, and read any MUD or PID notice. The MUD and PID guide shows how to put those figures into the payment.

Buying a new Frisco home as a rental

If you are buying from a builder, the lender will use the appraiser’s market rent, estimate taxes on the finished home rather than the first land-only bill, and close once there is a certificate of occupancy. Some builder incentives only apply to buyers who use the builder’s lender or who will live in the home, and those do not fit a DSCR loan. See new-build rental loans.

HOA leasing rules and rent support

Newer Frisco communities often have detailed declarations: minimum lease terms, tenant registration, and sometimes a cap on the number of rental homes. A cap can mean you cannot lease the home right away. Read the declaration before you sign.

When many similar homes in one subdivision are listed for rent at once, the appraiser’s market rent may come in below the asking rents you see. Look at what homes have actually leased for, and test a lower rent in the DSCR calculator.

A worked Frisco example

Example with user-style inputs: a five-year-old Frisco home leases for $3,000. Principal and interest from your own quote is $1,900, insurance $220 and HOA $85. Regular taxes are $640 a month and the PID installment adds $95.

Without the PID, the full payment is $2,845 and the DSCR is 1.05. With it, the payment is $2,940 and the DSCR is 3,000 / 2,940 = 1.02. Ask how many PID installments remain: a PID near the end of its schedule is a different cost than one with many years left.

Frisco rents can be strong, but so are values, and a purchase with a modest down payment can produce a tight ratio. Run the numbers at the rent you are confident of, not the highest listing in the subdivision.

Holding a Frisco rental for the long term

Frisco values have moved with the growth of the northern suburbs, and appraisal district values move with them. Expect the tax bill to be reassessed over time and keep reserves for it. If you plan a later cash-out refinance, the new, larger payment will be tested against the rent at that time, using the tax bill at that time.
